After a storm or a leak
Wind, debris and heavy rain can damage a roof without an obvious leak. An inspection documents what changed.
FOR BUYERS, OWNERS & BUSINESS PROPERTIES
A roof inspection should answer a real question: what is wrong, how much of the roof it affects and what should happen next. Start with the reason you need it.
DOM or a roofing partner will confirm the appropriate scope.

The right next step depends on what the roof is doing and what an inspection reveals.
Wind, debris and heavy rain can damage a roof without an obvious leak. An inspection documents what changed.
Roof condition affects price, insurance and plans after closing. Ask what the roof needs before you commit.
An older roof may still have useful life. An inspection helps decide between maintenance, repair and replacement.
A CLEAR SCOPE BEFORE A DECISION
Expect the roof type and approximate age if known, the condition of the covering, flashing, edges and penetrations, signs of leaks or deck damage, photos and a clear recommendation: no action, maintenance, repair or replacement.

Covering, details and drainage tell the story together. A useful inspection explains how each affects the roof you have, not a generic checklist.
Tile, shingle, metal or membrane condition, loose or broken pieces, and signs of wind uplift or worn fastening.
Flashing, valleys, vents, gutters or drains, plus attic or ceiling signs of moisture where they can be reached.

MATCH THE INSPECTION TO THE QUESTION
Florida homeowners hear about several kinds of inspections, and they answer different questions. A contractor roof inspection, which is what DOM provides, evaluates condition and recommends a repair or replacement scope. A 4-point inspection is an insurance report on the roof, electrical, plumbing and HVAC systems, usually requested for older homes. A wind mitigation inspection uses the state form OIR-B1-1802 to record features such as roof covering, deck attachment, roof-to-wall connections, roof shape and secondary water resistance, which can affect the wind portion of an insurance premium.
The 4-point and wind mitigation forms have their own rules about who may complete and sign them. If your insurer asked for one of those forms, confirm which form and which type of professional it accepts. A DOM roof inspection can help you understand and fix what the roof needs before that report is done.
ROOF AGE AND INSURANCE
Florida law limits when an insurer can refuse to write or renew a homeowners policy based only on roof age. For roofs less than 15 years old, age alone is not enough. For older roofs, the homeowner can have the roof inspected, and an inspection showing at least five years of remaining useful life matters to that decision. The statute is section 627.7011, Florida Statutes.
Insurers and Citizens Property Insurance set their own documentation requirements, so ask your agent which form and signer they need. Read more in roof age and home insurance in Florida. DOM does not interpret insurance policies or handle claims; it inspects the roof and tells you what it needs.
HOW A DOM INSPECTION WORKS
Tell DOM why you need the inspection, the property type and address, and any leaks or recent storm damage. The inspector reviews the roof where it can be safely accessed, documents what is found and explains the recommendation.
Use the free inspection form or call. Mention deadlines such as a closing date or an insurance renewal.
The covering, details, drainage and reachable interior areas are checked and photographed.
You get the condition, the recommendation and, if work is needed, an estimate and the party responsible for it.
HOMES AND BUSINESSES
For homes, inspections are most common after storms, before a sale and when a roof approaches the end of its expected life. For commercial properties, a periodic inspection helps catch seam, flashing and drain problems before they reach tenants or inventory; see commercial roof repair in Miami.
DOM accepts inspection requests across Miami-Dade, Broward and Palm Beach counties. If the inspection finds active leaks, the next step is usually roof leak repair; if the roof is near the end of its life, compare roof replacement in Miami.

MATCH THE WORK TO THE ROOF

QUESTIONS WORTH ASKING
Clear answers make it easier to choose the right next step for your property.
Yes. DOM offers a free initial roof inspection and estimate. Request it online or call +1 (786) 946-0946.
No. A 4-point inspection is an insurance report on the roof, electrical, plumbing and HVAC. A roof inspection evaluates roof condition and what work it needs.
Wind mitigation uses state form OIR-B1-1802, which has its own signer requirements. Ask your insurer which professional it accepts; DOM inspects the roof and scopes any work it needs.
A common practice is after major storms, before buying or selling, and periodically as the roof ages. Commercial roofs benefit from a regular maintenance inspection.
An inspector can estimate remaining life from the condition of the covering, details and visible underlayment, but it remains a professional judgment, not a guarantee.
DOM does not interpret policies or adjust claims. If you plan to file a claim, contact your insurer or agent directly; DOM can inspect the roof and describe the work it needs.
