COST GUIDE · MIAMI-DADE, BROWARD & PALM BEACH

What drives roof replacement cost in Miami?

Two honest roof quotes for the same Miami house can be thousands of dollars apart. Usually that is because they describe different work. This guide explains what moves the number and how to compare proposals line by line.

THE SHORT VERSION

Key points

HOW ROOFERS MEASURE

Roof area, not house size, sets the starting point.

Roofing is priced by the square, which is 100 square feet of roof surface. A 2,000-square-foot single-story home can easily have 25 or more squares of roof once overhangs and slope are counted. Steeper roofs have more area and are slower and riskier to work on, so pitch matters as well as footprint.

Complexity adds labor. Every hip, valley, dormer, skylight, chimney, wall junction and pipe penetration needs flashing and careful detailing. A simple gable roof and a roof with many intersecting planes can cost very differently even at the same number of squares. See roof shapes in Miami to identify yours.

THE MATERIAL

Shingle, tile, metal or a flat roof system.

Asphalt shingles are generally the lowest-cost pitched-roof option. Clay and concrete tile cost more in materials and labor and are heavy, which can require a structural review when switching from a lighter roof. Metal, especially standing seam, sits at the higher end for many homes. Flat roof systems such as TPO and modified bitumen vary with insulation, drainage corrections and the number of penetrations.

The underlayment, edge metal and flashing are part of the price too. In South Florida these components matter as much as the visible covering, because they control what happens when wind-driven rain gets past the surface.

HURRICANE-ZONE REQUIREMENTS

Why the code adds cost in Miami-Dade and Broward.

Miami-Dade and Broward are in the High-Velocity Hurricane Zone (HVHZ) of the Florida Building Code. Products must carry an approval for HVHZ use, such as a Miami-Dade Notice of Acceptance, and must be installed exactly as approved. Fastening schedules, underlayment and attachment methods are more demanding than in many other places. Read Miami-Dade roof permits, NOA and HVHZ explained.

Reroofing a house can also trigger upgrades, such as re-nailing the roof deck or adding secondary water resistance, depending on the home and the code edition. Those items cost money, and they can also improve wind resistance and the features an insurer records on a wind mitigation report.

WHAT IS HIDDEN UNTIL TEAR-OFF

Deck repairs, extra layers and other unknowns.

Rotted or damaged plywood sheathing is usually found only after the old roof is removed. Most proposals price it per sheet or per square foot, with an estimated allowance. Ask how many sheets are included, the unit price for extra sheets and how you will be shown the damage before it is billed.

Removing more than one existing layer, disposing of heavy tile, replacing rotted fascia, or relocating rooftop equipment can also add cost. A good proposal lists these as separate line items instead of leaving them to a change order.

01

Roof size and pitch

Measured in squares; steeper and more complex roofs take longer.

02

System and approvals

Covering, underlayment, flashing and HVHZ-approved components.

03

Deck and tear-off

Sheathing replacement, layers removed and disposal.

04

Permit and access

Jurisdiction fees, inspections, staging and site protection.

COMPARE QUOTES LINE BY LINE

How to tell whether two proposals describe the same roof.

Put the proposals side by side and check the covering and its product approval, the underlayment, how the deck will be attached and repaired, flashing and edge metal, whether gutters or skylights are included, cleanup and disposal, the permit, the schedule, the payment terms and who signs the contract. If one item is missing from a cheaper quote, ask whether it is excluded or simply not written down.

DOM does not publish fixed prices, because the right number depends on the property. A free roof inspection gives you a measured, property-specific estimate. If the roof may only need targeted work, start with roof repair in Miami; for a full project, see roof replacement in Miami.

QUESTIONS WORTH ASKING

Roof Replacement Cost in Miami: 2026 Guide: Questions

Clear answers make it easier to choose the right next step for your property.

01What is a roofing square?

A square is 100 square feet of roof surface. Roofers price and order materials by the square.

02Why is a tile roof more expensive than shingles?

Tile costs more in material and labor, is heavier to handle and dispose of, and may need structural review when replacing a lighter roof.

03Does the hurricane zone make roofs cost more in Miami?

Often, yes. HVHZ-approved products and stricter installation requirements in Miami-Dade and Broward add material and labor compared with many other regions.

04Why do roof quotes vary so much?

Proposals often differ in scope: underlayment, deck repairs, flashing, layers removed, permit and cleanup. Compare them line by line.

05Does DOM publish roof replacement prices?

No. DOM provides a free inspection and a property-specific estimate instead of a generic price list.
